The latest data from the AFG Mortgage Index shows Western Australia bucking the national trend toward investor home loans at the expense of first home buyer loans.
WA still has a greater percentage of investor home loans, but the difference between the two categories is much smaller. The statistics speak for themselves:
Investor home loans (as a percentage of the market)
NSW – 50.9%
VIC – 39.8%
SA – 35.9%
QLD – 34.5%
WA – 29.8%
First home buyer loans
WA – 19.1%
VIC – 7.4%
SA – 6.3%
QLD – 5.2%
NSW – 1.9%
The discrepancies between states is indicative of the high real estate prices found currently in New South Wales and, to a lesser extent, Victoria, and the generous grants available to first home buyers in WA.
While first home buyers are being priced out of the market throughout most of Australia, WA is an exception. With $10 000 state grants available to those who move into new builds and $3000 for existing homes, the incentives are proving attractive.
